The Smith & Wypler rental department is now expanding and has the same emphasis on customer care and personal service and can offer a Rent Protection and Legal Insurance with all our fully managed properties.

Steven is our Rentals Manager, Melanie is our rentals supervisor and Jane is our administrator. We are happy to meet both landlords and tenants to discuss all related matters.

Applying for a Property:
The following information is intended for anyone wishing to apply for a property through Smith & Wypler

References:
We require all applicants to complete a referencing form, which will then be checked by an independent referencing agency. The cost of referencing is:

  • £80.00 + v.a.t. (£94.00) per applicant
  • £100.00 + v.a.t. (£117.50) per couple
  • £25.00 + v.a.t. (£29.38) each further applicant and must be paid in advance.
The submission of a referencing application is no guarantee of tenancy.

A final decision as to whether or not a tenancy can proceed will depend upon the responses received and will be made in consultation with the landlord.

Deposit:
A deposit is required for all tenancies and must be received by us prior to the signing of the tenancy agreement. If you pay by cheque, a minimum of five working days must be allowed for it to clear.

Identification:
We will require 2 different proofs of residency: Utility Bill, Council Tax, Telephone, Mobile Phone or Credit card statement. One of these must be not more than 3 months old.

Agreement:
We will provide you with an advanced copy of a tenancy agreement. You should use this opportunity to read the document and to obtain independent legal advice. The document you sign is a legally binding agreement. If you do have any question about the tenancy please contact us prior to the commencement of the tenancy. However, providing an advanced copy of the agreement does not guarantee you a tenancy; it is simply to provide you with an opportunity to review the agreement.
